Frog Pond Wilsonville

On the northeast edge of Wilsonville, Frog Pond is the city’s growth frontier—the place where its next generation of neighborhoods is taking shape. Added to the region’s urban growth boundary in 2018 to help meet a real shortage of housing, the roughly 600-acre Frog Pond area is planned to bring close to 1,900 new homes to the city over a build-out stretching toward 2035. For buyers, it offers something rare in an established suburb: brand-new construction on larger lots, designed from the ground up around trails, parks, and the top-rated West Linn–Wilsonville schools.

The Three Phases of Frog Pond

“Frog Pond” is really three neighborhoods at three very different stages, and understanding which one you’re looking at is the key to shopping here intelligently.

Frog Pond West. Adopted in 2017 and largely built out today, this is the Frog Pond most buyers are actually shopping. West of Stafford Road and north of Boeckman Road, it’s where you’ll find completed homes, active new-construction from national builders, and the neighborhood that hosted the 2019 NW Natural Street of Dreams. New lots are still being annexed and added here as it fills in.

Frog Pond East & South. Adopted by the City Council in late 2022, these two future neighborhoods—east of Stafford Road and around Advance Road—are planned for roughly 1,650 additional homes with an even broader mix of housing than West. Important for buyers: this land has not yet been developed. Construction cannot begin until the Boeckman Creek Interceptor sewer project upgrades the area’s capacity, so for now East & South are a future opportunity rather than a place to buy a finished home.

A note for buyers: if someone tells you they’re “looking in Frog Pond,” it’s almost always Frog Pond West—that’s where the finished and under-construction homes are. East and South are coming, but on a longer horizon. We’re glad to help you understand exactly where a given home or lot sits within the plan and what the timeline realistically looks like.

The Homes

Frog Pond is designed as a true mixed-housing community: primarily single-family detached homes, blended with middle-housing options like townhomes and cottage lots—but no apartments. One interesting wrinkle: unlike Villebois, which grouped housing types into distinct areas, Frog Pond blends the types throughout the neighborhood, a result of newer state housing rules adopted after Villebois was planned. In practice that means a varied, walkable streetscape with homes at a range of sizes and price points side by side.

The new-construction homes here tend toward two-story plans with three to five bedrooms, open layouts, modern finishes, and two- and three-car garages, on lots that are generally larger than what you’ll find in the city’s older subdivisions. Several national and regional builders are active in the area, so buyers often have a choice of floor plans, finish packages, and move-in timelines.

Schools

Frog Pond sits within the highly regarded West Linn–Wilsonville School District (WLWV), one of Oregon’s top-rated public districts—a major part of the area’s appeal for families. A new Frog Pond Primary School is scheduled to open in fall 2026, putting a K–5 campus within easy reach of many homes. Older students attend WLWV middle and high schools, including Wilsonville High School.

Lifestyle & Getting Around

Frog Pond was planned around connectivity—trails, bikeways, and neighborhood parks are built into the design rather than added as an afterthought. Residents are minutes from the rest of Wilsonville’s amenities: Town Center shopping, Memorial Park, the public library, and the I-5 corridor with its WES Commuter Rail station and SMART transit. The northeast-edge location keeps it close to Stafford Road and the routes toward West Linn and Tualatin, and downtown Portland is roughly a 30-minute drive depending on traffic. As with the rest of Wilsonville, the side of town and the specific street affect your commute, so it’s worth test-driving your route before you buy.
