West Linn Neighborhood Guide
West Linn's Vintage-Charm Neighborhoods
West Linn's established, pre-1980 pockets — mature tree canopy, character homes from historic Craftsmans to mid-century ramblers, and, for several, genuine access to the Willamette River. If you want a home with a story and a settled, lived-in feel, start here.
What ties these together
Five neighborhoods, one shared character: time. These are the parts of West Linn that were established before the 1980s building boom — walkable, green, and full of homes with real personality. Below, a quick guide to each, with a direct link to what's for sale.

Willamette
THE HISTORIC HEART OF WEST LINN
West Linn's original 1885 river town, and the one neighborhood here with its own walkable downtown. A 17-block historic district of Queen Annes and Craftsman bungalows, Willamette Park at the confluence of the Tualatin and Willamette Rivers, and the beloved Old Time Fair every July. The flagship of the vintage neighborhoods — deep enough for its own full guide.

Bolton
PARKS & RIVER ACCESS
One of West Linn's older, greener neighborhoods, Bolton runs along the gentle slopes above the Willamette River and is threaded with parks — Burnside Park, Maddox Woods, McLean House & Park, West Bridge Park, Hammerle Park and more. The West Linn Library and the West Linn Central Village are located in Bolton. Bolton's established streets, mature trees, and easy river access make it a favorite for buyers who want character close to the water.

Robinwood
RIVER ACCESS - NORTHERN GATEWAY
The northern gateway to West Linn along the river, Robinwood pairs mid-century homes with genuine river access at the Cedaroak boat ramp and Cedar Island. Robinwood borders Mary S. Young Park to the south. Mary S. Young is a 128 acres forested park with walking trails and access to the Willamette River. Robinwood is one of the larger established neighborhoods, with a real mix of price points.

Sunset
MID-CENTURY & NATURE - VIEWS
Perched with views toward Willamette Falls, Sunset is a classic mid-century pocket of ramblers, split-levels, and cottage-style homes on relaxed, tree-lined streets. Sunset Park, Wilderness Park and the Camassia Nature Preserve sit right at its edge — a nature-lover's corner of West Linn.

Marylhurst
WOODED & PRIVATE - MID-CENTURY
A small, heavily wooded enclave of quiet, meandering streets tucked between Robinwood and Hidden Springs. Mostly mid-century ramblers and split-levels, with a neighborhood swimming pool and Marylhurst Heights Park — private-feeling and green, with an easy commute north.

All of these neighborhoods are in the highly rated West Linn-Wilsonville School District and feed West Linn High School. Elementary and middle assignments vary by neighborhood:

⚠ Confirm before you buy. West Linn-Wilsonville revised attendance boundaries for 2026–27, and some streets, condos, and townhome pockets are assigned differently than the surrounding neighborhood. This table is a general guide only — always verify a specific address with the district's official boundary lookup before making a decision.
